Excelentísimo Señor Gobernador
Pearson B. Reading, natural de los Estados Unidos y residente en este pais desde el año 1842 ante Vuestra Excelencia con el mas profundo respeto me presento y dijo: Que hallandome poseedor de algunos bienes del Campo y deseando dedicarme á la agricultura, supico á Vuestra Excelencia tenga la bondad de conséderme el terreno conocido con el nombre de Buenaventura, situado á la orilla del río Sacramento, y con sus linderos; al Norte tierra baldío, al Este el río del Sacramento, al Sur y Oeste tierras baldías y sierras, como manifiesta el adjunto diseño.
P.T. [?] á Vuestra Excelencia suplico se digne acceder ó esta mi petición en lo que recibre merced y gracia.

El C[omandante] Manuel Micheltoreña, General de Brigada del
Ejercito Mejicano, Ayudante General de la Plana Mayor
del mismo Gobernador Comandante General i Ynspector [General] Del
Departamento de Californias.

Por cuanto Don Pearson B. Reading, Mejicano por
naturalisación, he pretendio para su beneficio personal
el terreno conocido con el nombre de Buena Bentura en
las margenas del río Sacramento desde el arroya que
llaman Lodoso que está al Norte hasta la isla que llaman
de Sangre en estensión de seis sitios de ganado mayor
practicadas previamente las diligencias y averiguaciónes
concervientes, segun lo dispuesto por leyes y
reglamentos de la materia usando de las facultades que
me son conferidas á nombre de la Nación Mejicana he
venido en concederle el tereno menciónado sugetandosea
la aprobación de la Excurada [?] Asembles Departmental
y las condiciónes seguientes:
Primero: No podra venderlo enajenarlo ni poticarlo [?]; imponer censo vincula ni otro gravemen y
mi poder donarlo.
Segundo : No impidera el cultivo u otros
aprovechamientos que por decho terreno adquieram los
indigenos de este rembo.
Terciro : Podra sercarlo sin prejudicar las
travesias caminos y servidumbres; lo disfrutara libremente destinandolo al cultivo que mas le acomade, pero dentro de in ano fabriacara casa y estara habitada.
Cuartero : El terreno de que se hace donación es de la estención de que ya se ha hecho
mención. El Juez que diere la posesión lo hira medir
conforme á ordenanza quedando el sobrante que resulte á
la Nación para los usos convenientes.
Quinto : Si contravi______ á estas
condiciónes perdera su derecho terreno y sera denunciado
por otro.
En consecuencia mando que tomandose por

libro respectivo y se entregue al interesado para su
resguardo y demas fines: Dado en Montery á cuatro de

Pearson B. Reading, a native of the United States and a resident of this country since the year 1842 before (in the presence of ) Your Excellency with the most profound respect, he presented and said, That finding myself owner of a few field tracts and wishing to dedicate myself to agriculture, I supplicate (appeal) to Your Excellency to have the goodness of consenting (to) me the land known by the name of Good Fortune, situated at the end of the Sacrament River, and with its boundaries; vacant land to the North, the Sacrament River to the East, and vacant lands and mountains to the South and West, as manifested in the adjunct (enclosed) draft.

The C.[ommandante] Manuel Micheltoreña, Brigadier General of the Mexican Army, Adjutant General of the (military) staff of the same Commander Governor General and Inspector General of the Department of the Californias.

In so far as Mr. Pearson B. Reading, a Mexican by naturalization, had attempted to solicit for his personal benefit the land known by the name of Good Fortune, (which is ) within the boundaries of the Sacrament River from the arroyo that is called Muddy which lies to the North up to the island which is called Isle of Blood beyond the length of six cattle spaces; the procedures and conservative arguments having been providently performed according to that which had been disposed per rules and regulation of the matter(;and ) having used the facilities by which have been conferred upon me in the name of the Mexican Nation[,] I have come to grant the aforementioned land intimating to the approval of the Executive Departmental Assembly and to the following conditions:
First: You shall not sell, transfer, nor be able to _____ [?]; (nor) impose an entailed census nor another mortgage nor donate the land.
Second: You shall not impede the culture or other profitable advantages that by said land the indigenous people of this rhombus shall [have] acquired.
Third: You may enclose the land without prejudicing the cattle crossings, roads and right of ways; you may liberally enjoy having been destined to the culture which best suits you, but within one year you must fabricate a home and it must be inhabited.
Fourth: The land which has been granted is of the extension of which has been mentioned. The judge who shall give possession shall measure it in conformity to the ordinance with the resulting surplus remaining to the (Mexican) Nation for convenient uses.
Fifth: If you contravene these conditions, you may lose your right to the land and you shall be denounced of any other (right).
In consequence, I command that the present

handed to the interested party for its preservation and other ends: Given in Monterey on the fourth of December of one thousand eight hundred forty-four.
